The price of the inspection varies depending on the age of the property, size, and location, also if additional services are required. We have a basic price structure we follow based upon those three main items. We will also research the property through MLS (Multiple Listing Service), ComFree, and Google Earth, if possible, to get a better understanding of the property. You do get what you pay for in this industry. PSI customers have saved thousands and thousands of dollars. Again, ask your inspector what he is willing to do for you. What services will he or she provide for the cost? What experience and credentials do they have? Call us now to get a detailed quote.
Two to three business days is normally required, depending on the season and the overall activity in real estate.
We hear of this all the time, everyone loves to save money. Unfortunately, there is an excellent chance this is going to cost you more money. Home inspectors are professionals who specialize in the field, and have the education and experience to know what to look for. We specialize in this industry and we aim to educate you about the property prior to you purchasing it.
Absolutely we will! However, we do have a clause. You will have to provide us the name of the inspector and the inspection company. We will research this company, as well as the person who will conduct the inspection,to determine if they match our experience and education.
NOTE: If this inspector does on-site reporting, we will not be able to price match.
We don’t believe in the in and out philosophy. We believe that a properly executed home inspection takes time. It decreases our chances of missing something important, and gives us the time to educate and answer any and all questions without worrying about finishing the report before leaving site. This limits our liability and provides you with the best home inspection possible. The less time taken to research and evaluate all deficiencies, the more likely errors will occur, which can cost the inspector and the buyer big time.
Yes, I believe that is a great idea. More and more we are seeing this and it truly makes sense. Having a home inspection for a property you are selling gives you, the seller, a sense of security. Having the home inspected prior to sale gives the seller the advantage of knowing the condition of the home and what, if anything, major things need to be addressed. There are no surprises when the buyer has their inspection. This will help you price the property accordingly and potentially sell your home faster. Without a doubt having an inspection on a home before it sells does speed up the transaction.
There are a number of factors that influence how long an inspection will take. Size of the property, square footage, age, and overall condition of the home will all influence how long we will spend on-site. On average, most inspections take three hours on site.
We normally try to schedule the inspection to start in the morning or early afternoon. After we have completed the on-site portion of the inspection, I will go back to my office to complete the necessary research and the report and email you the report usually within 24 hours.
We highly recommend that you are on-site for the majority of the inspection. However, we understand that sometimes this is not an option, and in such a case we would recommend that a trusted third party be there to make you aware of the major issues and look after your best interests. Educating yourself and knowing what you are buying should be a top priority.
